Shannon M. Holmberg
Shannon practices in Davis Brown's business division with a focus on real estate, data privacy, and general business matters.
Real Estate
Shannon assists residential and commercial real estate clients in a wide range of matters including:
- Acquisitions and sales
- Planning, zoning, and development
- Abstract examinations and title opinions/title commitments
- Clearing title issues
- Financing, loan document preparation
- Legal and enforceability opinions
- Landlord and tenant matters, including forcible entry and detainer (FED) actions
- Easements and covenants
As part of her real estate practice, Shannon is a member of the Davis Brown team assisting a global power generation and energy storage company to acquire existing wind energy generation projects and develop new renewable energy farms. In this capacity, she examines and resolves title issues and survey matters, reviews and drafts lease agreements and curative documents, performs due diligence, and prepares risk analyses.
Data Privacy and Security
Shannon helps clients with data privacy regulation compliance, including GDPR and CCPA. She helps companies of all sizes navigate the often-complicated regulations, first understanding if the regulations apply to them. If the data privacy regulations apply to their business, Shannon advises on and helps create:
- Terms of use and privacy policies
- Data processing and storage agreements
- Confidentiality riders and agreements
- Third party vendor agreements
- Data breach response plans
Shannon also presents to both clients and trade associations as they work internally to increase their knowledge of and compliance with complex data privacy regulations.
Business Organizations and Transactions
As entrepreneurs launch a new business, they turn to Shannon for advice. Shannon consults with the entrepreneur to learn what they envision for the future of their business, and she advises on and helps organize the best entity type that will enable them to achieve their business goals in the long-term. She also represents buyers and sellers in various industries in mergers and acquisitions. In this capacity, she drafts, reviews, and negotiates contracts and agreements to ensure her clients are protected and able to achieve their desired outcome.

Of Note
During law school, Shannon worked in the Drake University Transactional Business/Non-Profit Legal Clinic where she worked with small businesses and organizations on matters such as business formation, compliance, and non-profit status. She also worked as a legal intern at the Iowa Association of REALTORS®.
Academics
Shannon earned her J.D. from Drake University Law School in 2017. She served as a note editor for the Drake Law Review, was captain of her moot court team, and academic co-chair for the legal fraternity Delta Theta Phi. She received the Timothy N. Carlucci award as a student who exemplifies civility and professionalism in dealings with fellow students and others in the profession as well as awards for academic excellence in Torts, Products Liability, and Gaming Law. She graduated with honors in 2017.
Shannon studied political science and history at the University of Iowa, where she graduated with Distinction and Honors in 2013. At Iowa, Shannon was actively involved in a number of student organizations including the University of Iowa Dance Marathon, Chi Omega sorority, Ponseti Races, and Mortar Board.
Personal
Shannon was born and raised in Bettendorf, Iowa and she currently resides in Des Moines. Outside of the office, she enjoys spending time with family, hiking area trails with her black Labrador named Judge, golfing, and rooting for the Iowa Hawkeyes.
